"We purchased 5 acres to clean up for investment property in La Center June of 2005. Being a real estate appraiser, (Sheryl) had analyzed the market for some time. Our purchase was a sure bet for quick profit - competitively priced in a market with only 9 comparables. We had decided to market the property ourselves, as we have always dealt in private sales. We had been apprehensive in obtaining an agent when we could do the same work ourselves. Boy were we wrong - the previous owner "squatted" on the property for 1 and 1/2 months, while the market was changing. By the time we had cleaned the property up and put it up on the market, there were over double the comparable properties at lower prices. After two months there were 3 times the properties. The calls we received were not very serious, more curious. We knew we needed professional advise. Jim remembered an add by Beth in the Columbian and sought out her advise. She was more than happy to meet with us at our home within our schedule. When she arrived, she was armed with CMA's, a property profile and a wealth full of land knowledge. (We must admit we were happily surprised.) We decided to list with her (even though the market was looking even more grim). Beth started right away with creative strategies and marketing tools to get our property some attention. She had a few calls, but unfortunately, this was not the most desirable time of year buyers wanted raw land. We patiently waited and Beth still came to use with more strategies and advice. When the market peaked with the most comparable active listings - Beth found us the ideal buyer. We couldn't be more happy. The buyer was serious and the property closed in a short time. We have since changed our opinion about the value of the proper professional (agent) to obtain in real estate dealings. That is exactly what Beth is, a proper, competent professional. We are very grateful for her help and look forward to working with her in the future - obtaining and selling investment real estate. The only regret we had was wishing we hadn't waited so long to obtain Beth as our agent!!!"
